Conceptual Masterplan
Antigua & Barbuda, Caribbean
2020
Conceived as the ultimate dream retreat in one of the Caribbean’s most desirable locations, this expansive four-acre private estate was envisioned through a series of bespoke artistic proposals. The overarching architectural concept was designed to sit quietly within the low-lying landscape, respectfully responding to the laterally thin proportions of the plot.
Drawing direct inspiration from the legendary Stargroves and Mandalay estates in Mustique, the masterplan deliberately avoids a single monolithic structure. Instead, the property is divided into a series of individual pavilions - ranging from private guest suites to elegant dining spaces. These distinct volumes are harmoniously woven together via a network of open-air loggias and meandering pathways that cross lush gardens, natural water pools, and tranquil ponds.
The western, rear portion of the estate is composed of secluded guest suites and cabins, each accessed through different, carefully curated garden zones. A secondary pool, taking cues from Giorgio Armani’s iconic Pantelleria villa, sits alongside a classic grass tennis court completely framed by dense, structural planting. These subtle nods to Mediterranean estates, reminiscent of Il Pellicano on the Tuscan coast, add an unexpected layer of timeless glamour.
Secure garaging is seamlessly integrated into the natural landscape, thoughtfully concealed and accessed via the main entrance driveway and parking areas.
Moving toward the bay, a central, open-plan living area acts as the heart of the home, connecting the various guest accommodations. The forward-facing areas are dedicated to entertaining and gathering, featuring a main kitchen, a bespoke rum bar, varied relaxed seating zones, and a grand dining space.
Flanking this central hub are two magnificent master suites. Each offering independent access to both the front and rear gardens, with pool lounging spaces dispersing laterally into the surrounding lush foliage. A breathtaking 30-meter pool stretches almost the entire width of the estate, acting as a striking architectural divide between the main residence and the beach gardens. The design incorporates a flawless transition of low-lying planting in and around the water itself. From here, elegant wooden decking meanders through a tropical coastal preservation zone, providing direct, picturesque access down to the sand.
By fully embracing this protected coastal zone and creating an enlarged transition area, the main dwellings are purposefully set back deep within the gardens. This highly considered layout ensures the residents enjoy total, uninterrupted ocean views while maintaining absolute privacy from the beach below.
