Conceptual Masterplan
Antigua & Barbuda, Carribbean
2020
Artistic proposals were requested to denote a vision of how a private estate plot could be developed into a dream retreat in one of the most desirable locations of the Caribbean. At almost 4 acres in size, the overall concept was envisaged as something quietly designed into the low-lying landscape, with respect to the laterally thin shape of the estate plot.
The masterplan is divided into a series of individual dwellings from private guest suites to dining pavilions, all connected via a network of loggia’s & pathways through gardens and across natural water pools & ponds.
Sources of inspiration were taken from the design of Stargroves and The Mandalay estates in Mustique - looking closely at the way dwellings have been divided and the use of loggia connections throughout.
The western side, (rear areas) of the property is a composition of guest suites & cabins accessed via different parts of the gardens. A secondary pool inspired by the design of Giorgio Armani’s villa in Pantelleria, sits alongside a grass tennis court framed entirely by masses of planting. Some Mediterranean reference here that can also be compared to Il Pellicano, on the Tuscan coast. Secure garages are designed into the landscape, accessed via the main entrance driveway & parking areas.
Further towards the bay, a central open living area dominates - connecting various guest suites, while the front areas are composed of a main kitchen, rum bar, varied seating areas and main dining space. Pool lounging runs laterally and is dispersed into the gardens beyond, flanked by two master suites each with independent access to the gardens at the front and rear.
A 30m pool almost to the width of the estate divides the main property to the beach gardens, with a seamless transition of low planting in and around the pool itself. Wooden decking from both sides meanders through tropical gardens that form a coastal preservation zone, providing direct access to and from the beach.
The need to retain a coastal preservation zone also set above the beach, combined with an enlarged transition area, sees the main dwellings set back within the gardens, thus offering absolute privacy from the beach while maintaining uninterrupted views.
